In the first nine months of 2023, we added over a million people to the country, which would require approximately 500,000 new homes. But we average delivery of approximately 250,000 new homes a year across Canada.
While there is a mismatch between our population growth and available housing over the past 12 months, we already had a housing shortage. The mismatch has been accumulating year over year, to now result in an acute housing shortage.
We can ramp up supply - but it hasn’t been ramped up yet. Once we ramp up supply, ambitious population growth can resume. Until then, we need to better manage immigration to mitigate homeless, precarious housing, and outlandish rent increases.
