Open a new gmail as soon as you buy a house (123house@gmailcom)

Then save/forward every single receipt, invoice, quote etc to this email for all your home improvements:

- replacing an entire roof
- new flooring
- new hvac system
- building a new deck
- etc

These improvements raise your cost basis, and can lower capital gains tax when you sell your home

It’s fun sometimes to imagine it. My typical positions are anywhere from $1,000-$2,000. So say, for easy math, I did $1,500. With the same logic it’d be worth $135,000.

Not saying I could hold it all day, I’d likely cash out around $10K and be more than happy with it. But fun to think about.

My truck said it was 108 degrees today. I don’t know if thats accurate or not, but it was very hot.
