Houses October Built (2014)
Probably one of the best attempts at a proper found footage film that doesn't insult the intelligence of the viewer. They use mixtures of real media footage, their own recorded footage, and "acted" footage to get the right blend of realism and believability. The group dynamic is great and the reactions always feel natural. It's a little slow to start, but once it starts ramping up the creepiness and tension, you'll be hooked.
