@SparkingFIRENC I was lucky to buy in 2019. Dunno how the math could ever favor renting w/ that timeline here in NJ. I've paid approx $150k more in mortgage, property tax and insurance compared to what I would've paid in rent on a smaller place with no private yard. And the diff is $400k equity!

@AdamInvestss I keep a fat stack of cash on the sidelines since I have a mortgage and kids. Just recently reduced my cash position down to ~9 months of expenses. My investments are nearly 100% equities, so my cash position also plays the role of bonds in my overall portfolio.

HIMS trading journey so far? 3% profits in one week.

"Felt" like it might go lower after I bought in, so I sold for a quick 1% gain. I'm new to active trading.

@rareliquidity I'm an ETF guy, but I've started to dabble with trading HIMS. It likes to move up and down 5%. Today's buy price set at $28.40. If it hits, I'll set a limit sell ~$29.90

@rareliquidity @SparkingFIRENC They probably care more than the average person about minimizing income tax. Do you make $500k per year? If so, you'll probably be fine without a 401k...doesn't mean it's the best financial decision
