EIFS systems fail at sealant joints, penetrations, and transition points. Water gets behind the wall through openings too small to spot visually. From the outside, everything looks fine. Behind the finish coat, substrate and insulation are absorbing water.

General inspectors aren't trained or equipped for this. In Indiana, they aren't required to be.
