Good point and worth clarifying. Please note that the Harare administrative boundary consists of Harare Urban (45 wards) and Harare Rural/Harare South (1 ward). The figure we referenced covers Harare Urban only, which is the boundary used in our analysis. When both are combined, the 2022 census total is 1,849,600, up from 1,184,169 in 1992.
Harare’s property market is worth USD 21.58 billion. But price alone does not tell the full story. So we mapped 118 suburbs, added rental data, and tested which areas are still supported by income, and which ones are starting to stretch beyond it.
The median yield across Harare is 6.09%.
Ultra-Premium Suburbs: 4.67%, prices have moved ahead of rental income
Premium Suburbs: 5.20%, yield compression building
Mid-Market Suburbs: 7.17%, pricing still has support
Affordable Suburbs: 10.32%, rental income fundamentals remain strong
The biggest finding: 35 suburbs now sit above the international bubble warning threshold, carrying USD 7.21 billion in property value.
But this is not a citywide bubble story. The risk is real, but it is concentrated. Price shows what the market believes. Yield shows whether the numbers agree.

Harare's population sits at approximately 1.49 million (2022 census zone data), growing by just 6,500 between 2012 and 2022 because the core city is nearly fully built out.
Our satellite imagery suggests that the picture hasn't materially changed; the numbers are likely close to the census-reported figures: densification is happening, but not at a scale that moves the needle.
The real story is Harare South: residential buildings there grew 50.8% between 2022 and 2025. That's where Harare's population growth is actually being absorbed.

Averages at that scale of aggregation can mislead, which is precisely why our analysis works at suburb level rather than city level. The city-wide number is pulled up by high-value northern suburbs and pulled down by large affordable suburbs like Budiriro and Kuwadzana. The median sits meaningfully lower and tells a more honest story.
