Do I have a lot of debt? Yes! About $12 million or so but that debt makes me money and allowed me to build a lot of wealth in a relatively short amount of time.

I own more than $23 million worth of real estate after buying my first rental in 2010. I had almost no money at the time.

How was I able to get the cash to put 25% down?

Eventually, I refinanced that rental and took cash out of it as well to help me buy more rentals.

Along the way I started buying commercial and multifamily properties using the same principals.

I was able to refinance the property about 10 months after buying it took put $50k cash tax free.

My new loan was more than my old loan and since I used a low money down loan to buy the house I basically had 10 times more than I spent to buy the house.
