@realEstateTrent In KC we had an electric company lease spaces on a parking lot we owned. They installed chargers without permission. Long story short; they moved the entire parking lot’s electric bill onto an internal account. Chargers cost $0. I still charge there today for free. Crazy story.

@molzer @SchindlerNA It’s a protection racket. 3 main companies including Schindler that inspect also install and repair. No motive to provide a positive experience. Their techs are over-worked and underpaid and their back offices are a mess.

If you step back and look at all of what we are doing, the Aladdin Hotel nearing opening, the Holtman Building pushing an impossible timeline, a bus turned into a bus stop; it can look like things are clicking.

Like it’s all working to perfection. And in some ways, it is!

But what doesn’t get shown enough is what it takes to get here.

The uncertainty. The pressure. The constant decisions with incomplete information. The other life stuff happening at the same time that no one sees, but still has to be carried.

The last few months have forced a lot of change.

And as a business owner who has millions of dollars of other people's money, technically employs hundreds of construction jobs, you don’t really get to pause and process it. You just keep moving. Because people are counting on you. Because timelines don’t care. Because if you don’t push things forward, they don’t move at all.

That’s been the reality behind this silly thing called life. Progress on the outside. A lot of weight behind it.

I think that’s something I’m starting to understand more clearly. The projects, the growth, the “momentum”… it all sits on top of a lot of things that don’t get talked about.

And maybe that’s the point? Not everything feels good while you’re in it.

Sometimes you’re just in the middle of it; figuring it out, adjusting, and continuing forward, whether you feel ready or not.

One thing is for certain: there is no right time to do something.

@FortWayneCPA Leverage isn’t for me but people with fully developed frontal lobes (i.e 25 for males) should be allowed to do what they want with their $$ as long as it doesn’t infringe on someone else’s freedoms/rights.

@FortWayneCPA Mike, I think student loans should be at least partially forgivable in bankruptcy. Accountability goes both ways and lack of accountability for lenders creates bad incentives. Loans are essentially a subsidy now and we know what ubiquitous subsidies do to prices.

@realEstateTrent Can we just start adding a clause to leases making it a breach to fail to execute an estoppel certificate in good faith within a set time assuming it is sent to the appropriate notice parties? Also, recently on the other side and we did joke about getting dinner out of the deal.

@molzer I can see why you’re having trouble; that gives you a lot of options. Too bad we don’t have the tourism draw for a vrbo/hotel crossover. I’ve stayed in a some awesome 5+ bedroom 5k + square foot self-service condo/hotels that have awesome amenities.

this private equity fund (anyone want to guess the name?) bought more pieces of a portfolio company they already own from an affiliate fund for $293M, and immediately marked it up by $12.8M on their books.

they also bought $318M of other companies from an affiliate (another fund run by the same firm) and marked those up 10% immediately.

Both parties are the same asset manager lol

@FortWayneCPA Mike, long time listener, first time caller. Subsidies make things more expensive. It’s about as ironclad as economic theory can be. There are thousands of real examples from modern economies that subsidies don’t work and moreover harm those they intend to help. No subsidies.
