@resetbasis@JerryBl24848861 Real estate is kind of an odd bet right now with population growth stagnating, operating expenses continuing to climb, and regulatory noise gaining steam in all parts of the country.
@tjmansoniv@mhbroker1 In many Sunbelt markets you can get into a 2/3br BTR community that looks like a resort for ~$1500. Why is anyone gonna pay $1300 plus insurance and maintenance for a 1980’s trailer in Apache Junction?
@shawngorham Younger people or Gen Z’s with no money have no interest obviously. Those with money want second homes especially if markets with rough summers like Texas, Phoenix, etc
@mhbroker1 1% financing fee on a seller carry purchase and $200k “internal broker fee” whatever that means. 6% management fees and another 6% fund management fees. Scammy all the way
@BowTiedBroke Also White Mountains have recession proof Phx/Tucson heat plus major supply constraints. Almost no new housing has been built up there in 15-20 years except high end country club stuff
@BowTiedBroke I think a few names on there might be a bit too high end and supply constrained to totally blow up. Whitefish, McCall, have some serious dough living there
