One overhead light isn't a lighting plan. Light every room in three layers: ambient on a dimmer, task lamps where you read or work, accent on art. Three lamps, three heights, warm bulbs. More in my 30-Day Room Redesign Challenge:

@edniklesbuilder So true. The best additions respect the original house: matching ceiling heights, trim profiles and window proportions so the new space reads as if it was always there. That kind of care is what makes a remodel feel seamless.
@LucreziaMoore A finished lower level is such an underrated selling point. For buyers picturing themselves home: warm 2700K bulbs, a big rug and a sofa floated off the walls make a basement feel like a real family room instead of storage.
@lukeandrory Single-level ramblers are so livable. With a covered patio and garden space, I'd treat the patio as a true outdoor room: an outdoor rug, two comfortable chairs and a string of warm lights, and the 1,368 sq ft suddenly lives much bigger.
@TriStateRentals Smart guide. A design-side shortcut that speeds up make-readies: standardize finishes across units, same paint color, same light fixtures, same cabinet hardware. You stock one set of spares and every turnover is a quick swap instead of a shopping trip.
@sandipressley Two sunrooms is a dream. A tip for the buyers: give each one a different job, one for morning coffee and one for reading or plants, so they don't both end up as overflow storage. A washable rug and linen shades keep them easy in full sun.
@msrealtor503 Great reminder. From the design side, a tip for new small landlords: pick one durable neutral paint color and one flooring for the whole unit. Touch-ups between tenants become fast and cheap, and the space photographs bigger.
@MMohavvelaty Two primary suites is such a smart layout for multigenerational families or long-term guests. A tip for whoever moves in: give each suite its own small seating spot, even just a chair and a lamp, so both feel like a true retreat and not a guest room.
@anaika_ocasio So true. I'd add one more: turn on every lamp, even in daylight, and open all the window treatments. Warm light in each corner makes rooms read bigger and more inviting in person and in photos. Smell plus light is hard to beat.
@NaqueelJ Congratulations to the Domínguez family! My favorite advice for new owners: live in the house a couple of weeks before buying big furniture. You learn where the light falls and how you really move through the rooms, and the layout decisions get so much easier.
@AlsKWTeam A stone house with a wood-burning fireplace is such a gift. For the new owners: make the fireplace the anchor and float the seating around it, then run a large rug that leaves the hardwood showing on all sides. Old character needs room to breathe.
Before I buy a single piece of furniture, I draw the room.
Measure it, draw it to scale, find the focal point, clear the walkways. On paper, mistakes cost nothing.

Is your sofa the wrong size? Aim for about two thirds the length of the wall it sits on, leave 14 to 18 inches to the coffee table and 30 to 36 inches to walk. Measure first in my 30-Day Room Redesign Challenge:

Can one surface change how a whole room feels?
Last day of my sprint: clear one surface, put back three things at three heights, leave room for a coffee cup. Then take the after photo. Five days, nothing bought.

@KatieBSellsCali A single-story with four bedrooms is hard to find in Garden Grove. Endless possibilities is right; opening the kitchen to the family room would make it feel like a whole new house.
@dfwrealtormilat Congrats to them! First-time buyers always ask me where to start. Paint and lighting first, furniture second. Those two change a home the most for the least money.
