@rohanarezel@udibc@JonStovell Graph shows the rate of Y2Y growth, not the prices. Shows that prices are still growing in YVR, slower after tax, but also after lending stress test, and rate rises in 2018. Why are prices still growing by 10-15%? V. expensive for foreign capital. Other factors?
@DrDianneCrisp Sorry for delay. The quote is selective and the report by CMHC is clear that other factors are much more important than foreign buyers. Full report makes that clear.
@CorruptGregor @rohanarezel@udibc @bcliberals If you think I made millions, you know even less about the carbon offsetting business than you know about real estate.
@rohanarezel@udibc CoV has just proposed a whole series of changes to zoning and comprehensive review of the permitting process. That's a good start.

@rohanarezel@udibc You're better than that Rohan. Reducing CAC's and development has nothing to do with fire safety. That money goes into capital projects not building safety.
@ianjamesyoung70 @SCMP_News No I didnβt retract. I said I had a bit of regret that the investor program distracted from main message of report. Glad I could educate on the CMHC report.
@rohanarezel@CBCEarlyEdition@UBCSauderSchool@SauderS3i@CityofVancouver @CBCStephenQuinn 'Many countries have similar programmes and it would be useful to consider whether there is a role for wealthy immigrant investors that can be aligned with the goals of increased affordability in the region.'
@rohanarezel@CBCEarlyEdition@UBCSauderSchool@SauderS3i@CityofVancouver @CBCStephenQuinn 'The study ..... finds that the interaction between regulation and national house prices accounts for 30% of the unobserved factors, while speculation and investor demand account for just 5% of the difference.'
@rohanarezel@CMHC_ca@udibc That is what the report says. And it refers to speculation in general, not foreign capital. Shows that one significant driver is domestic speculation. Agree that the exact impact of foreign capital hard to show.
