@ElonGerberg Pop boom in Fla has stalled. The market is adjusting to the COVID era pricing surge. We're no longer an affordable lifestyle play. Outmigration is happening, and international migration vaporized overnight. Retail market is still π₯ nevertheless.

@GungaGalungaAce@ClayTravis You are missing the point. Easy to make the case that we are not getting the best athletes to play soccer; we're getting the best athletes whose parents can afford it. Not sure what's it's like in other countries but kids sports is $pay - to- play in America.

@Anniesaysitsok@CRELeasingLawTX Refuse to do that anymore.I had a great old-school cardio that I loved but I moved on because his office was a disaster. No regrets. That said , In my experience, doctors' offices have gotten much better in this category.
@Hue_Chen I agree,the low entry cap rate is vs the exit cap rate is a noose around your neck. Add to it, underestimating TI and lease rollover downtime. Tough to justify.
