🔥 A complaint form won’t save a home from foreclosure.
Yet that’s where NC lawmakers are focused.
The house is on fire.
The fire? ➡️ Non-judicial foreclosure.

Appreciate @theobserver's coverage of the HOA reform debate in North Carolina.
Millions of homeowners live under HOA governance. The question isn't whether HOAs should exist.
The question is whether homeowners have meaningful protections when abuse arise.

🚨 NC courts are expanding HOA authority.
The question for the #NCGA is simple:
Will lawmakers continue protecting the system, or will they finally protect homeowners?

Honored to be featured in @TheAssemblyNC’s investigation into HOA reform and homeowner protections in North Carolina.
This issue is bigger than any one homeowner. It’s about accountability, transparency, and due process.
Give it a read. 👇

Homeowners associations are supposed to provide governance at the most local level. But for many, they've meant steep fees, concerns about mistreatment, and even foreclosure. https://t.co/ZJ9hOvwV1g
🚨 A 40% water rate increase is a reminder that monopolies don’t serve customers - customers serve monopolies.
When people have no choice, prices rise and accountability disappears.
Competition protects consumers. Monopolies protect themselves.
Hey Attorney General, @JeffJacksonNC, are you watching? Or do monopolies only matter when they’re on TV?

North Carolina officials approved a 40% rate hike on residents water bills
“They can't cancel their subscription. They cannot go to another provider. They can't even negotiate because Carolina Water is the only provider. And now that monopoly is going to have them paying a lot more on their water bills”
“The North Carolina Utilities Commission gave Carolina Water Service the green light this week for a rate increase totaling 40% rolled out over 3 years.”
The huge issue in America is monopolies. We are ruled by these mega corporation monopolies and the government refuses to break them up
The last monopoly to be broke up was filed in 1974 and broken up in 1984. It’s been over 40 years
@RepPatHarrigan, Last year, I was fighting to save my home in a case that had already dragged on for nearly four years over an invalid $100 HOA fine that escalated into a non-judicial foreclosure.
That’s when I discovered the truth: in North Carolina, an HOA can take your home without proving its case before a judge. Instead, homeowners must spend tens of thousands of dollars defending themselves against the quick-and-dirty non-judicial foreclosure process.
In my case, after I hired an attorney and fought back, the HOA ultimately dismissed its indefensible claims.
A non-judicial foreclosure is the civil equivalent of the death penalty for homeownership. If we’re going to allow it, due process should be non-negotiable.
This is outrageous. For many families, buying a home is the single largest investment they’ll ever make and one of the most important steps toward achieving the American Dream. Nobody budgets for their HOA fees to suddenly increase by nearly 350% overnight.
Young families, first-time homebuyers, retirees, and hardworking homeowners deserve transparency, accountability, and answers when costs rise this dramatically.
Stories like this are exactly why so many Americans feel like the system is no longer working for them. My office will be looking into this.

@ncspeakerhall, @JohnBellNC, @triciacotham, @BrendenJonesNC, @ErinforNC, during last year’s legislative session, I was fighting to save my home from a non-judicial foreclosure over an invalid $100 HOA fine.
SB 378 would provide meaningful due process protections for homeowners facing situations like mine. Instead, I spent tens of thousands of dollars on an attorney before the HOA ultimately dismissed its case.
A non-judicial foreclosure is the civil equivalent of the death penalty for homeownership. If we’re going to allow it, due process should be non-negotiable.
I could afford to fight back.
Most homeowners can’t.
Does House leadership intend to revisit any of the reforms contained in SB 378, and if not, why not?
$350 ➜ $1,250
That’s not just a fee increase.
That’s a reminder that an HOA has more unchecked power over your home than any of us ever imagined.
The real issue isn’t the increase.
The real issue is accountability.
Who approved it?
Who benefits?
Who protects homeowners?

Last year, SB378 - HOA Revisions, passed the North Carolina Senate 47-0.
Not 24-23.
Not along party lines.
47-0.
Homeowners won.
Then, behind closed doors, SB378 went into the $legislative process$ as an HOA reform bill and emerged as a Medicaid bill.
The HOA reforms vanished.
Now we’re told to celebrate HB1212, HB1174, and SB1051.
Before homeowners get excited, they deserve an answer:
What happened to SB378?
Who decided a unanimously approved HOA reform bill should disappear?
Who made that call?
And why should homeowners trust the process this time when the last major HOA reform bill passed 47-0 and never reached the finish line?
North Carolina homeowners are paying attention.
And we’re keeping receipts.

We’re having to worry about growing appeal of socialism in America?
Not under our watch.
So important Americans reject the failed economic ideas of collectivism, make a full-throated defense of free market system that made America the strongest, most powerful nation on earth
