@AndrewBTC W do own our own beach. Like many wealthy CA cities, Hermosa is always hanging off a fiscal cliff and its tough to convince city council to allocate the funds. I have tried. Best chance is during next recession/crisis and money print. We did that on Pier Ave.
@AndrewBTC I agree. I also live in Hermosa but Mahattan seem to do most things just a bit better. Also wish we had bike and pedestrian separation on the Strand. Hard to complain though as Hermosa lifestyle is top notch.
@CSElmendorf There should not be a cure period. HCD never should have certified the housing elements in the first place... so these cities would not have had a certified housing element anyhow because thier H.E.'s were illusory.
@maxdubler@SalazarSenate Myopic thinking which hurts you constituency. The rest of the country will be getting what it wants while your constituency will be getting what it once wanted, but which there is no longer a market for. Like most politics, signals are prioritized over outcomes.
@BuffyWicks Thank you! Next, stop Jurisdictions using in-lieu fees, IZ and Land Value Recapture on missing middle projects (under 10 units). Fees, affordable mandates, and discretionary review are powerful tools used to block housing.
@AltcoinSherpa Agree. But I think it will cut both ways. Soon enough stocks will enter into a bear, while BTC will have completed its bear. BTC will seem like the obvious asset to pile into. Number goes up. Narrative shifts. We are happy again!
