Weird personal miracle. Purchased an icon of a pre-schism saint, 2 months later I meet my wife (Catholic). I got confirmed with him as my patron this Easter. Today is his feast day and we found out my wife is pregnant. Please pray for the health of both child and mother.

@b_co_co It’s a water heater not a USACE job “labor” is where they are putting all their overhead expenses associated with the job outside of the water heater and their markup. Showing all those costs is more likely to confuse and anger a residential consumer.
@TraeyzX@droogs76 No she’s probably using the tax assessment and it’s zoned as Ag and so the assessment is undercutting the market value pretty steeply but all in the land probably isn’t worth more than 1000 an acre if she tried to sell.

@TraceyRyniec Competitive GC bids are between 5-8% for most other sectors of construction. Why should housing make 20. When I’ve made 20 it’s because it was value added or specialty work no one can perform.
I see this as an absolute win. When you build at 80-90/sft to try and turn it at 180 without regard for quality you deserve to get beat by the market. You could pay a local builder directly to turn that 180 if you’re cost conscious and the quality will be better.
This is NOT good. But we knew that there was not going to be a recovery this year. Mortgage rates didn't go down enough, and then went up. Buyers are nervous about the Iran War, their jobs, AI, tariffs, and inflation.
@TraceyRyniec Mortgage payment with 3% down is 1440 a month P&I, which opens up the property ladder to people making between 45 and 72 as a household do-able sticking to the 24-32% of your income pre tax. Maybe that lets people go down to one income and eliminates childcare.
