@ChadGriffiths I would argue that the cap rate absolutely takes into account any financing, growth and future performance. The cap rate reflects the price I can pay today relative to the current NOI, given my target yield and future assumptions about all of the above. It’s all baked in.
@moseskagan Easy. I'm not the PM and don't manage the relationship. If LL/tenant don't see eye to eye 4 years down the road, that has nothing to do with me. I have LL's where tenants stay for 25 years happy as a clam and others where everyone ends up wanting to leave early. That's not on me.
@patcarino Pro tip - there’s a little button that says “Decline” or “No” next to the invite. First decide if you want to participate in a particular meeting you got an invite to. Then decide if the proposed time works. If the answer to either is no, you click the aforementioned button. 👍
