Let's talk about how to screen tenants.
1. Don't trust agents. They just want their commission and often don't screen tenants well.
2. Check the contract yourself to confirm it is what you asked for.
3. Ask for a credit check. You can ask the tenant to use clear score or forward their transunion or Experian report. If you are blacklisted, under debt review or have a bad credit score, I don't want you in my property. It often means you do not pay people what you owe them, all that you can't manage your money well. In that case you probably won't pay me as a landlord!
4. Ask for bank statements. If they dip into their overdraft every month or spend their money on gambling or the like, then it's a no. However the most important is to see the rent going off every month from a bank account.
5. Meet the tenant personally. Even though not absolutely required, this does give you an idea of the person
6. Ask for two references of previous landlords. If they were bad tenants they will not bother applying further. If they are good tenants, and don't have this, they will negotiate
7. Copy of ID or residence permit. This will block out any illegal immigrants and shows how serious the tenant is.
Remember it is the landlord's right to refuse a potential tenant. You can decide how strictly you want to be you in screening your tenants.
