To my 35 followers, I Just want to take some time to celebrate the fact that we’re finally listing our flip on Friday. 2 years, 30k project overrun and a settlement later. We’re finally complete. It was an all cash project that brought a lot of stress.
P.S. I learned a lot about septic tanks.

@cre_cashflow What part of commercial real estate did you start in, and what parts of the operation did you start delegating as you grew your portfolio?
@ThinkAppraiser The low quality Flips are sitting on the market. If you’re a buyer right now, you can be as picky as you want. Cutting corners and being cheap will have your project sitting for months.
Idk if it’s the worst idea. Isn’t the supply/“4-legged stool” mostly a local problem that the federal government has limited ability to fix?
The Fed’s main lever is short-term rates. If construction financing becomes cheaper, more projects could pencil and builders could have more incentive to build.
So why not lower short-term rates without the Fed aggressively buying long-term bonds?
But…..what if lowering short-term rates just makes inflation worse? Yeah, I’m too dumb for this.
