Nice homes ($1m+), to the north is safe student housing and heads towards the Catalina Foothills, East is a bit rough as you near the freeway and a few miles south you hit South Tucson which is a low income part of town… Where did you stay when visiting?

@moseskagan@bobbyfijan Yes. Live in Westchester where there was a Thomas boom 4 - 5 yrs ago. Overheard many times at the park “It’s a Thomas James Home”. Large home for decent price, bought at the right time comes across as smart buy. Families that recently paid $2m for 2k sqft envious.
@StudentRentPro@bobbyfijan Pre covid, many LA value add investors had been adding small bedrooms. One lease-up is 3 doors from an @moseskagan project. Our 1 beds are getting $50 less than our 2 beds with a tiny second bedroom. Post covid, a larger bedroom is more valuable than large kitchen /living room.
@StudentRentPro Around 10x10 but just as important is the bed & closet layout taking into account desk placement. Might get away with a strange layout yr 1 (overlooked) but that tenant will move on asap.
