Making a quick fix during an inspection. We found this window latch not securing the window and we were able to make sure it was fully latched and the window operated as intended.
a lot happening & with cold weather the answer:
INSULATION!
The plumbing supply pipes are lacking insulation. This is needed for pipes in unconditioned spaces. Insulation will help prevent freezing during cold. Also lacking building insulation that will affect energy performance

This inspection revealed mismatched equipment tonnage for the condenser and air handler. In most systems, only about ½-ton variance is considered acceptable. Anything beyond that can cause comfort issues, reduced efficiency, excess wear, and shortened equipment life.
🚨 Water heater safety fail!
The TPR valve drain was piped in PVC and tied into the A/C condensate line 😬.
That’s improper and unsafe — it should discharge separately and have a different material for the pipe.

At KC Inspections, honesty always comes first. A client was told she needed another mold inspection, but after reviewing her report, we let her know it wasn’t necessary—saving her hundreds of dollars. Trust is priceless, and we’re proud to earn it every day. #MoldInspection

Polybutylene supply pipes and flex drain found‼️ If you have polybutylene supplying your fixtures - more than likely the insurance carrier will ask that you re-plumb the home. Flex drain is an issue as build up gets trapped in the ribs of the pipe limiting the drain flow.
Some buildings are built with spray foam insulation & some have it added as an upgrade. The attic should be sealed and conditioned. If the attic is not sealed and conditioned - sweating and moisture issues will likely arise.

Inspection Fuel Conference in New Orleans last week was a blast! We watched the Saints, ate our little hearts out, and took in the sights of the French Quarter. We also brought back new knowledge for inspections and business growth!

Would you sleep under THIS attic? Historic St. Augustine homes often come with hidden surprises. This early 1900s property had vermiculite insulation, which can contain asbestos. Always get a thorough inspection to protect your health and investment. #homeinspection#historichome
