[NEWS] Kim Seui of Garo Sero Institute Has Two Luxury Apartments Worth 11.3 Billion KRW Provisionally Seized — Creditor is Actor Kim Soohyun
Kim Seui (48), the head of the YouTube channel Garo Sero Institute, has had two apartments in Seocho and Gangnam, Seoul, provisionally seized by court order. The creditor is Gold Medalist, the agency of actor Kim Soohyun (37).
According to Money Today on the 11th, the Seoul Central District Court approved a request on June 9 to provisionally seize two properties under Kim Seui’s name: a 120.27㎡ apartment in Seocho’s Byuksan Blooming complex, and a 208.65㎡ apartment in Apgujeong’s Hanyang 4th Complex in Gangnam.
The Hanyang 4th apartment is jointly owned by Kim Seui and his older sister (50% each), so the seizure only applies to Kim Seui’s share. The total amount claimed is 4 billion KRW (2 billion per apartment).
Lawyer No Jongeon, head attorney at the firm Jonjae, explained, “The court’s decision to allow provisional seizure means it found the damage claim and the amount requested by Gold Medalist to be somewhat reasonable. Since a provisional seizure is based only on one side’s written claims, the other party’s arguments haven’t been considered yet. The final compensation amount could change depending on Kim Seui’s response.”

Apartments Worth 11.3 Billion KRW, But Can They Be Enforced?
The Seocho Byuksan Blooming apartment is currently valued at around 2.5 billion KRW. The Hanyang 4th Complex unit recently had a low-floor apartment sold for 8.87 billion KRW.
However, since Kim Seui has borrowed a large amount of money using these apartments as collateral, it’s unlikely that the full 4 billion KRW claim could be recovered through forced sale.
Kim Seui has registered mortgage rights totaling 5.022 billion KRW on the two properties (1.322 billion KRW on the Seocho apartment, 3.699 billion KRW on the Hanyang apartment).
A mortgage right gives the lender the first claim to proceeds from a property auction, ahead of other creditors.
The mortgage rights are set at a maximum claim amount, which is usually about 120% of the loan. Based on this, Kim Seui is estimated to have borrowed about 4.185 billion KRW.
When adding the loan amounts and the provisional seizure claims, the total debt exceeds the properties’ combined value (2.5 billion for Seocho and 4.4 billion for Kim Seui’s 50% share in Hanyang).

Kim Seui May Share Liability with the Late Kim Saeron’s Family If They Lose
The legal dispute between Garo Sero Institute and Kim Soohyun began in March. Kim Seui and the late actress Kim Saeron’s family claimed that Kim Soohyun had an inappropriate relationship with her in 2015 when she was a minor. Kim Soohyun denied this, stating that they dated between summer 2019 and fall 2020, after she had become an adult.
Controversy grew when it was revealed that part of the audio recording used as evidence by Garo Sero and the family was actually fake and generated using AI.
They also released several photos of Kim Soo-hyun and Kim Saeron together, but all were confirmed to be from after she became an adult in 2019.
Gold Medalist filed criminal charges against Kim Seui and the family for violating sexual violence laws and for defamation under the Information and Communications Network Act. They also filed a civil lawsuit seeking 12 billion KRW (approximately 120 billion won) in damages.
If Kim Seui and the family lose the case, they will likely be held jointly responsible for the damages as co-offenders.
In such cases, responsibility is not divided based on individual actions but shared for the entire wrongdoing. The degree of fault among those responsible is decided internally between them later.
