@tyleralley This is how most if not all of new Mansfield Texas retail centers are being built. We have a project that went through a PD and they forced our buildings back to the main road. They have many projects like that and all are successful but then again it’s a main retail corridor.
@drewbreneman Exactly that’s happening with several assets a group I know purchased. Trash deals but they market a positive outcome and immediately benefit while the investors suffer. It’s wild.
@HunkyDoryTX Hey Landan I got my broker license a couple months back in DFW’s market. I went through practice questions from an online platform (forgot who) and it didn’t help for crap lol. Exam is nearly identical to the regular realtor exam with added easy math questions. You got it!
@offmarketguys All day A. The risk factors on the market at the time of completion, going as planned, capital costs, etc., I’m not a fan of that. If I had so much excess capital I’d do B. But more than likely A.
@realEstateTrent The asking about commissions is very SMART. I don’t see asking for commissions up front as a rookie or non-commercial broker move. I’ve seen listing brokers lower the % since it wasn’t known to the other side only after seeing the buyers agent so determined to get to contract.
@BuilderMonk I’m a real estate agent and do commercial. At times I believe 3% is too little. I came into the industry to not be a realtor, but rather an advisor. I save clients so much in deals, post deals and in many other aspects of their operation, not just real estate. So yes, it depends.
