If Davis Smith is worried, we all should be. He is the best & most experienced UK economist we have & one of only a few that understands our housing market. For me we dont just have a cost of living crisis, but a cost of doing business crisis due mostly to external pressures.

@PJTheEconomist@DuncanStott Well rents are naturally capped by wages, but they are constantly in the media as sky rocketing and extortionate which is statistically incorrect and the reporting of house price averages is stopping FTBs from even trying to get on the ladder!
Perhaps some facts would be useful....rents rise in line with wages - often less than inflation. Housing benefit for those who should be in social housing govt/LAs failed to deliver, doesnt go into LL pockets - they buy, maintain and improve the property (mostly) and pay tax.
@ZackPolanski If rents are out of control, why is the cost of rent in most English regions less than 30%? Int the real problem the 1mn HH renting in PRS that govts & LAs failed to build a social home they are eligible for? If rent controls are such a good idea, why have they failed in Scotland
