@shawngorham Troy and Rochester feel over built. I don’t think you’ll see much value in those areas if he buys a house. We looked at Troy, Rochester, and West Bloomfield before choosing Clarkston. 15 min further north but it’s great out here

@Wildlaw406 This seems like the exception, not the rule. A lot of people and businesses don’t seem able to be able to afford to pay any judgment. I’ve used a clients inability to pay an eventual judgment as a negotiation tactic to enter into a reduced settlement amount.

@CaseyMericle If the lease does not have a provision that allows you to collect your fees in a lawsuit, then you should be willing to accept less than 100% of the rent to limit any legal costs you’re about to incur

@CaseyMericle We don’t know if a breach occurred yet because it’s not clear if tenant won’t keep paying rent. However, we assume they will breach agreement. Confirm this fact. Then begin working to re-lease the space. Also get a lawyer to begin negotiating for recovery of your rent.
