You can’t accurately judge a building’s structural condition from appearance alone.
Some aging structures remain stable, while others may develop hidden structural defects over time due to poor maintenance, water penetration, or unauthorized modifications.
This is why routine structural integrity assessments are important, especially for older buildings.
If you're planning to build, this could save you millions.

Why Professional Supervision Is Non-Negotiable Here
The Nigerian National Building Code and regulatory expectations (including COREN requirements) emphasise the need for competent, registered professionals to supervise structural works. Site supervision is not a luxury, it is a fundamental requirement for compliance, quality assurance, and public safety.
Effective supervision in the Nigerian and West African context involves:
• Daily presence and systematic inspections at key stages
• Material testing and verification (concrete cubes, steel tests, etc.)
• Enforcement of hot-weather concreting procedures
• Strict change control and documentation
• Coordination with planning authorities and registered professionals
• Early detection and correction of defects before they become permanent.
Good engineering is not only about what is designed on paper. It is also about ensuring the work is properly executed on-site in line with the design, the Nigerian Building Code, and international best practices adapted to our local conditions.
Structural safety in Nigeria and West Africa depends on both sound design and disciplined execution.
For developers, property owners, institutions, and government projects, engaging qualified COREN-registered structural engineers for independent supervision is one of the most effective ways to protect your investment, ensure compliance, and deliver buildings that stand the test of time.

In construction across Nigeria and West Africa, having a good design alone is not enough.
One of the leading causes of structural defects and building failures in our region is poor or inadequate supervision during construction. Even when proper engineering drawings, structural calculations, and specifications are prepared by qualified professionals, many projects still suffer serious defects because critical processes are not properly monitored and controlled on-site.
In Nigeria, studies and reports on recurring building incidents consistently highlight inadequate site supervision, use of substandard materials, poor workmanship, and non-compliance with approved plans as major contributing factors. The same challenges appear across many West African countries experiencing rapid urban growth.
Common Issues That Arise Without Proper Supervision
• Incorrect reinforcement placement Wrong bar sizes, insufficient concrete cover, poor spacing, or inadequate anchorage and lap lengths significantly reduce structural capacity. In our environment, this also accelerates corrosion due to humidity and exposure. Professional supervision ensures reinforcement is checked against drawings and the Nigerian Building Code before any concrete is poured.
• Poor concrete mixing, compaction, or curing This is especially critical in Nigeria’s hot climate. High temperatures cause rapid evaporation, leading to plastic shrinkage cracks, reduced strength, and honeycombing if concrete is not properly compacted and cured. Without supervision, many sites skip or shorten curing, use inconsistent mixes, or ignore hot-weather concreting best practices (such as early morning pours, pre-wetting, admixtures, and extended curing periods).
• Deviations from approved structural drawings Unauthorised changes to foundations, beam/column sizes, or reinforcement details are common when cost or time pressures arise. These deviations often go unchecked without independent professional oversight and can compromise the entire structure’s safety.
• Use of substandard materials Unfortunately, the market is flooded with substandard cement, steel reinforcement, aggregates, and other materials. Without proper verification, testing, and source approval on-site, projects risk using materials that do not meet required grades. a factor repeatedly linked to defects and failures in Nigeria.
• Improper workmanship From poor formwork, bad construction joints, and inadequate compaction to lack of attention to detailing , these issues are widespread where skilled oversight is absent.
These problems directly affect safety, durability, and the long-term performance of buildings in our tropical climate, where structures must withstand heat, heavy rainfall, humidity, and in some areas, flooding or poor drainage.

The Silent Killer of Building Longevity: Poor Maintenance Access Planning
Many buildings look complete and structurally sound on handover yet they were designed without proper thought for how they will be maintained over the next 30–50 years.
When access routes for plumbing, drainage, and MEP systems are not deliberately planned during design, the consequences are predictable and expensive:
• Leaks that require breaking walls, ceilings, or floors to reach • Hidden moisture damage and mold growth behind finishes • Inaccessible cleanouts and valves that make routine maintenance nearly impossible • Drainage problems that go undetected until they become major failures • Dramatically higher lifecycle maintenance costs
Good engineering is not only about making a structure stand.
It is about designing a building that can be safely, efficiently, and economically inspected, repaired, and operated throughout its entire lifespan without punishing the client or facility team later.
This demands deliberate coordination between Structural, Architectural, and MEP teams from the concept stage. Access panels, service voids, chase walls, removable ceilings, and strategic routing are not optional extras they are essential design elements.
A well-designed building should never become difficult or destructive to maintain after completion.
Smart construction considers both present use and future maintainability.
At KWHARM Consult, we don’t just design buildings that look good on Day 1. We design buildings that remain serviceable, cost-effective, and resilient for decades.
