Hereโs an example of the types of businesses that we see a lot of, and what I think will make up a big chunk of the Silver Tsunami.
1) cash books, no owner salary, real estate owned by owner and rented under market, RE worth $5M+
2) ops guy left for a bigger/more stable job, owner suddenly back in shop with limited ability to operate
3) owner 80 y/o, not particularly mobile
4) 3 of 5 profitable years, other two wildly unprofitable
5) 40 years of aircraft manufacturing experience and performance
6) ~$1M worth of equipment
7) no successor
8) 70% customer concentration
Owner said he wants $4M for the business. Bank wonโt touch it.
Two choices:
1) shut down, sell RE, auction equipment (most likely)
2) find an enterprising young guy who will take the risk and negotiate a seller financed transaction
My estimate is 80%+ of these shut down. Iโm probably being conservative.
But therein lies opportunity for the enterprising folks.
When renting warehouse space, clear height is king. It dictates how high you can stack goods, directly impacting the value per square foot. Don't get stuck with a low ceiling โ it's a dealbreaker! #CommercialRealEstate#Warehouse
