@husafell_stone The youngest “boomers” are still working. The oldest save for last years care, which is crazy expensive. They don’t want that burden left on their kids. They hope if nursing home care is ever needed it won’t cost them every asset they own so they have something of value to leave.

@gregwood1972@middle_class_us Rural kids HAVE TO do it. Move to a bigger town or city or starve. No family, friends or ties, no support network. They don’t want to leave small towns, but necessity demands it.
We are now back to pre-COVID level rents... -- a top property manager in my city says.
- Investors who bought 2021-2025 are now underwater
- Vacancies and time to fill units is rising
- Relocations have slowed to a halt (as confirmed by BofA's research)
- Rental inventory is stacking up month after month
People who say: rents always go up 4% a year and use that for their underwriting are getting crushed.

@mmpadellan I don’t personally care what the rest of the world thinks about us. Maybe the drop in the world’s “love” for us will make them no longer want to illegally migrate here.

@mattvanswol We went last night. Upscale, two fabulous meals, one of us had two drinks, dessert with a very generous tip it was $251. The good food and great service still exist, at least in small town Texas.

@ClaireFosterPHD Just so YOU understand - freedom of religion is NO WHERE in our Constitution. What is there, there shall be no establishment of GOVERNMENT religion. When a person says Merry Christmas it’s doesn’t violate a dang thing. I’ll NEVER quit saying it because I have freedom of speech.
