Owning = The value and interest rates at the time of purchase were relevant. Today’s rates have zero impact on an existing fixed mortgage payment.

I am genuinely shocked by the number of seemingly intelligent people that fail to understand the difference between owning and buying.
If you own a home, your trend line begins to move laterally beginning the year you purchased.

Owning a home costs nearly 50% more than renting.
Given that there has never been a worse time to be a homeowner, who is subsidizing all the renters? Also, since theoretically housing is in a bigger bubble than 2006, where's the "big short"?

The “bank” doesn’t give a shit. It’s likely that the lender originating the mortgage has zero exposure (existing loans) in the community and will sell the note before the first payment.
