The housing market in America can benefit directly from two actions:
1. Incentivize the construction of "Single Person Homes" alongside "Single Family Homes" - this will create a new market for people without families who want homeownership, while also taking those same buyers out of the buyer pool and reducing competition for single family homes all in one move.
This would also create a new class of "starter homes" that are smaller and more affordable - both to produce and to purchase.
2. Adjust mortgage requirements to give long-term renters with proof of consecutive long-term rent payments being made on time a shot at buying something where the payment for the mortgage would be 75%-80% of what they pay in rent currently.
If someone has tangible proof that they can make their most significant payments on time, there should be a loan product for them to help them achieve homeownership.

Thornhurst Country Club Estates is one of the more affordable ways to get into the North Pocono School District. It is also where my family and I live and have lived since 2009.
If you have to pick a neighborhood to live in within North Pocono School District, this one is beautiful and affordable. There is water and sewer here for those who don't like well and septic, and there is plenty of beautiful nature to enjoy all around this area - creeks, waterfalls, an observation platform where you can see as far as the eye can see in every direction.

America needs more housing - but we need a more diverse set of options for housing as well. The most popular kind of home in America right now is a Single Family Home - but with an increasing number of Americans opting to not start families, we need housing options for these individuals as well.
As opposed to Single Family Homes, we need more Single Person Homes. Building such will simultaneously increase supply and create a new pool of buyers to break up the competition over Single Family Homes.

To alleviate the high cost of homes and make homeownership more attainable for all Americans who are after it, I believe we need to pursue a movement of New Construction that includes Single Person Homes as opposed to Single Family Homes, which are the most popular type of home in America by a large margin.
Single Person Homes such as tiny homes and other non-traditional means of housing would help ease demand on Single Family Homes by creating a separate buyer pool. Right now, everybody is competing to buy Single Family Homes - but some people only need something small for themselves and have no intention of starting a family anytime soon, and for these people we need Single Person Homes.

I've been reading some opinions on how to address the housing market crisis we are in the midst of right now and I wanted to clarify a few things.
If we want to see a more affordable housing market, we need to do the following:
1. Loosen the mortgage approval / qualification process to give more potential homeowners access to these tools.
2. More new construction. We have been at a new construction deficit for my entire lifetime and it has finally come to its boiling point.
These two steps will go a long way in increasing housing affordability and homeownership by directly injecting new buyers into the marketplace (loosen regulations) and increasing inventory (new construction).
Things to avoid:
1. Throwing money at the problem in ineffectual ways. Kamala Harris had a plan to give homebuyers money for down payments - this would not fix the problem, it would just launder money from taxpayer coffers to banks. There are already 0% down payment loans, down payments are NOT the issue here. This would be like scratching the part of your back that DOESN'T itch and wondering why you're still itchy.
2. Over regulation. The qualification process for mortgages has no avenue to provide for the perpetual renter who seeks homeownership. How many people do YOU know that are paying more in rent than they would pay for a mortgage (hint, it's most likely all the renters you know).
A good place to start would be: if you pay rent on time for 24 straight months that should be a weighted factor for mortgage loan consideration.
While it looks tempting to those who don't fully grasp the problem to level regulations against "second home buyers" (the rhetoric will read "corporations"), that is short-sighted and does not address the real problems. By removing buyers from the marketplace, the high prices and low inventory problems will likely worsen.

Instead of paying rent, which effectively just builds equity for somebody else, you could be paying toward your ownership of a property - ownership that could serve you well in the future.
Are there good reasons for renting as opposed to buying? Absolutely. Are there other ways to build wealth? Sure. After you pay your rent for the month, you can invest your additional money and/or save it.
OR
Your "rent" payment could BE the investment.
Speaking from personal experience, I never would have been able to get into the house I live in right now if I didn't have a "starter home" that built up a lot of equity over the 13 years I lived there. What I got from that property was a lot more than some additional bucks. I got privacy, stability, memories for me and my family, a good school district for my kids to grow in, and space to exist and grow in peace - the wealth-building aspect of it was latent, but also proved to be pivotal.
I know how it is. You wake up in the morning already in your grave and half covered, and as you dig your way out the world keeps shoveling more dirt on ya. I get it.
But if you want something. Like you REALLY want it - you gotta get up and act. Don't fall victim to analysis paralysis. No amount of planning can take the place of decisive action. Take control over your future with a well-placed home purchase.

That is great! Homeownership is a traditional way to help yourself build wealth for the future! Here are a few tips to start your home search:
1. Determine your affordability. If you're currently renting and you are paying 1500 a month in rent, then it is a pretty good starting point to look at homes in prices brackets where a purchase works out to a mortgage of about the same amount as your rent.
Don't forget to factor in taxes and any applicable HOA dues!
2. Location. Where do you want to be vs where do you need to be and why? Sure, ideally a lot of people would enjoy the ideal, but that is not always what is available in your price range so a realistic assessment of your wants, needs, and non-negotiables would be prudent to continue.
3. Talk to professionals. Look, I get it - nobody wants to talk to anybody anymore. ESPECIALLY SALESPEOPLE who often stereotypically try to manipulate conversations and spam your communications to coax you into a purchase - but they aren't ALL like that, and speaking to the right professional DOES provide a lot of benefit.
Start with a mortgage professional. Let them know your situation, that you are looking to buy and you are at the stage where you want a lender to assist you in determining your affordability, so you can see how closely your prior due diligence aligns with your possibilities.
4. Then you begin the fun part, home shopping. When you get to this stage you can start window shopping (which, if we're being honest, you probably started with anyway lol).
This is the part where you are approaching contracting with a professional. An experienced real estate salesperson can help you with additional information that might not be as accessible on third party sites (such as disclosures, flood plain data, tax info, and any local municipal info), and that is just scratching the surface of what a good agent can do for you. I'm not going to act like real estate agents are super heroes, but they are (in many cases) knowledgeable professionals who can help guide and enlighten you as you engage in what will probably be the biggest purchase of your lifetime - or at least one of them!

Well you can read about amenities at the link below, but in my opinion one of the best things about Brier Crest Woods is the location. Though it's in Blakeslee, it is a bit outside of "Blakeslee Corners" and accessible through PA-903, making it a more convenient stop when coming up to the Poconos from 476. BCW is only a few miles away from Big Boulder, and a straight shot down 903 to Jim Thorpe! Plus Pocono Raceway is right around the corner!
