You ask the bank for a settlement/bond cancellation figures, it will be the principal plus interest to date. They also add the bond cancellation attorney costs.
Remember to give your bank 90 day notice- intention to sell, to avoid penalties.

The problem is that clients often take the maximum amount they qualify for.

The CPA is very strict about lending when it comes to property as housing is a primary need. However it’s easy to get a car because they cook the number for you and they just want to sell and don’t care if it gets repossessed.
CPA tries to protect the home buyer.

Try to extend the payment term to 30 years, and rent out the place so that it pays for itself. You can move to a smaller place that’s more affordable for the next 2-5 years while you get back on your feet.

Clients buy outside their range just because they qualify. They don’t think about the sustainability of paying the bond, levies, rates and lifestyles.
Buying within your rental range is the best thing you can do for yourself.

If my client barely makes the affordability, I always advise them against buying because if the interest rate hikes, then they are forced to sell.
