Here's a stat I didn't know: Canada and Mexico represent 25% of building material imports, according to the National Association of Homebuilders.
So a 25% tariff (on top of a 30% spike in construction material costs since '21, plus higher land costs etc.) could have a real impact in the form of two things:
1) Higher construction costs = higher home prices and higher rents for new builds.
2) For apartments and BTR specifically, tariffs further complicate the already-challenging math for getting new builds to pencil out. Starts have plunged over the last 18 months because of higher costs (materials and debt etc) and flat rents. Tariffs just create another hurdle, and could contribute to an extended slowdown in starts until rents rebound high enough or until rates come down meaningfully.
