Three neighborhoods. Outer Richmond, Chinatown, Noe Valley. Different scales, same direction. SF is adding supply; slowly, unevenly, but consistently. Full coverage: https://t.co/xNcRvpl3DY
SF housing pipeline update. Three projects this week: Safeway redevelopment update, a Chinatown affordable tower heading toward demolition, and a small but notable Noe Valley infill.
477 Duncan St. in Noe Valley. Plans filed for a two-story rear addition to a 1935 Art Deco building, pursued through the Housing Choice-SF density bonus program. HC-SF lets property owners add density without affordable housing requirements, in exchange for slightly tighter height and bulk controls. Small project, but worth knowing the program exists.

A complex transaction in a soft market is exactly where experience shows. Finding the path forward when it isn't obvious - that's what I'm here for.
