Here’s my worst deal of 2026 (so far).

@_apryor Make the calls. Sick? Make some calls. Depressed? Make some calls. Rolling in deals? Make some more calls. Struggling for deals? Call until you pass out.
@Ryan_Zarzaur I went down this road for a while. My goal was to buy large tracts of land with existing towers/leases in place. Didn’t work out so great.😂
@capitalcaller@andyantiles_ When you have billions to deploy and your minimum check size is over 1 million it’s extremely difficult to find consistently cash flow flowing stuff.
@DonteJo67122351@thmoneycircle Factoring in depreciation recapture and being able to actually exchange into a quality deal makes that decision extremely difficult. Done it a few times and never worked as well as I had hoped.
I see this constantly. “I just locked up a deal with a $50k spread” 5 months later, budgets are blown up, property sells for less than they thought but they still think it was a win because they walked away with $20-$30k. Factoring in time value of money, hours spent on the deal, and risk of capital outlay they would have been better off putting it into a passive investment and focused on making more money elsewhere.
How many deals have you done? It’s always nice to look at people who have been successful and think it’s that simple. Probably 80% of the people who call themselves real estate investors have never set up a business to track expenses. Do a formal PNL and close their books every month on time and know exactly how much they make.
@DonteJo67122351@thmoneycircle Bonus appreciation is overrated IMO. It locks you in to not selling even if that’s the smart choice. It also drives a lot of people to buy stuff. They shouldn’t just for tax advantages.
I’m in the process of creating a document that if I die young, my wife is to take the insurance money and liquidate my business and put it all into Notes serviced by a third-party. Between that and our brokerage, it will be enough to have real estate exposure and market exposure. She will never deal with tenants or flip a house…
