@stone1_matthew Yeah he’s definitely playing under his potential but half the season on and off knee injury. Continuity will only help him find his form
@stone1_matthew Morris for sure but think Humphrey if given a high percentage of midfield time will flourish. Ideally we just get away with a 1st and 2nd rounder to get it done.
@AnthChristo Great team, I’d say unless the rookies are some form of cover or worth looping onfield then probably not worth burning a trade for not much. Hope that rookies fatten
@michaelsnape Nothing is concrete until a sale and 5% is for first home buyers, not investors. Primary aim is to buy a home to live in, not invest for capital growth.
@scozzieman@James16878077@PMalinauskasMP Not sure where you’ve gone here but not what we are discussing. I am discussing purely the decision to buy an existing property or build
@scozzieman@James16878077@PMalinauskasMP If we have an owner occupier who has two decisions, one is to buy an existing property and live in, which reduces from the existing pie -1. Alternatively they could also build a new home, adding to supply, although they occupy, which is 0 gain to supply. However, difference is +1
@James16878077@PMalinauskasMP I would agree they are factors but the main factor would definitely be cost to build, when comparing to buying an existing property.
Directing the money into building is definitely the right play, as we have seen the alternative hasn’t worked.
@ausstockchick Isn’t this what the new policy was structure to improve, reduce that load on property and push elsewhere. Aren’t we all as a country wanting this?
@matt_barrie Doubt many of the 5% buyers are buying to invest or even if they were, not over such a short time period. They are looking to live in a property of their own and a 2 year downturn when growth will come long term.
No a lot different than purchasers at the peak of COVID until now
