We just closed a 300-site community in Colorado Springs that had been soliciting offers off-market for years.
The seller never had reasonable expectations and wanted stabilized prices for a park that had ~100 vacant sites and over 90 POH’s..but after persistent follow up and getting in touch with the Sellers attorney to help speak sense to the Seller, we were able to bring a compelling offer. 10 months later and we got that baby closed
And to cap it off, this deal will always be special for me because we won the deal on the morning of my wedding day!

Today marks my 3-yr anniversary in the MHC investment sales business.
A lot has changed for me over that time. And I never would’ve imagined it’d take all this time for my career to finally head in the right direction, but I’m glad I stuck with it and endured the rough couple years in the beginning. 2026 is going to be huge!!

Haven't posted in a while but our HARRI5 Team just closed a 730-site park model community in Apache Junction, AZ, setting a new all time record in the state for a single park sale. HARRI5 is responsible for 4 of the 5 highest sale prices in Arizona's MHC history:
The sale also sets the record for highest price per site sale of a park model community.
My biggest fear when cold calling a new owner:
- Names like Robert, Charles, James (is it Bob, Rob, Charlie…Jim!?!?)
- Men with female names, women with male names
- Names with no vowels/consonants
Washington Governor Approves Rent Control Bill:
Washington just approved rent control to 5% for MHC. Good news is the rents can be marked-to-market upon turnover. Pennsylvania just got hit, now WA. Makes Red state parks even more valuable now
If a rental agreement is transferred under RCW 59.20.073 due to a former tenant's sale of a manufactured/mobile home, the landlord has the option to make a one-time increase in an amount not limited by section 201 of this act to the rent for the manufactured/mobile home lot at the time of the first renewal of the rental agreement after the transfer.
Lost two deals today within 30 minutes of each other. In this business some days are great, most days are torture. Fortunately we chose a business where one great day makes up for the latter. Onward.
