@SpaceCoastCRE I worked a rural tertiary pocket in western NJ for over a decade and yes I always had static with “resimercial” agents capitalizing on commercial listing assignments. You’re not alone it happens… but they never made a real market share dent.
@MultifamMason I have preached this to clients my entire life to no disclose the 1031 exchange requirement until you are well into moving through terms to agreeing on timing of the closing and any contingencies.
@GoodsCapital It was a commercial property management and brokerage… suburban office portfolios. Then a business within a business at a franchise real estate company. Now part of a corporate CRE firm.

@CREgir1 If it’s a contingency in the owners loan then it will have to be dealt with. How strong is the site? Likelihood of pre let? The other strategy is to build out on spec while you mkt the property and show them how that can save time and ultimately lead to an increase in their IRR.
@CaseyMericle What’s context of the deal ? I am a listing broker and will do everything possible for my clients to qualify a buyer prior to spending time with them and or their broker.
@MultifamilyRob Is there definitely a breach of contract or did the seller have the right to back out? Threatening litigation is one thing but to win you have to be able to prove there was a breach of contract and there are valid damages that resulted.
@HealthcareREguy Had a lead surgeon from a top spinal group tour me and my Derm client, said twice inside of 5 mins “we aren’t real estate people.” Then he preceded to tell me they refuse to deal with brokers on their vacant space. Unbelievable.
@FordLive Lehigh Valley, PA downtowns are doing quite well. Allentown, Bethlehem, Easton. Big shift of population growth that has been ongoing for years, strategic location geographically and generally business friendly gov’t has fueled it.
@HealthcareREguy The biggest multi unit I ever sold… I called a primary owners wife’s cell by accident… she hung up on me twice… prospected a while and called back and she finally gave me a second to explain the exclusive I had. They drove in from out of state the next day to buy the asset.
