Some advice is more valuable when it says what not to do.
Equity release has genuine uses: clearing a mortgage at retirement, home adaptations, helping family at the right moment.
Using it to fund investments is different. Borrowing at a rate that compounds against the home, chasing returns with no guarantee. If markets disappoint, the debt grows anyway.
We would rather say this publicly than have that conversation after the fact.

"Will it affect my pension or my medical card?"
One of the first questions we get on equity release, and the honest answer is: it can, depending on the structure.
The release is borrowed money, not income, so no income tax, and the State Pension Contributory is unaffected.
But money sitting in an account afterwards can count in the means test for the Non Contributory pension, medical card, Fuel Allowance and Fair Deal. A lump sum and a staged drawdown can produce very different outcomes.
Anyone on a means tested support should have this conversation before signing, not after.

Lenders read account statements closely. Gambling apps, missed direct debits and BNPL balances all show up and shape the answer.
The most common mistake: tidying accounts after applying, when the statements under review are already written.
Starting 6 months out with cleaner spending and a visible savings pattern can move borrowing capacity meaningfully.

"The bank will take the house." We hear it every week.
A regulated lifetime loan in Ireland today includes a lifetime right to stay in the home, a no negative equity guarantee, and mandatory independent legal advice before signing.
That does not make it right for everyone. Interest compounds and reduces what the estate keeps, so it deserves a proper family conversation. But decide on how the product works now, not stories from a different era.

Almost nobody is talking about this side of auto enrolment.
My Future Fund's State top up adds 25 cent for every euro contributed. For standard rate taxpayers, that is hard to beat.
For higher rate taxpayers, though, contributions through an occupational scheme or PRSA attract 40% relief, sometimes with an employer match on top. So "just stay enrolled" may not be the best use of a higher earner's money.
The right answer depends on tax band, employer scheme, and time to retirement. Worth checking rather than assuming.
