🇸🇪Swedish Retail sales: Almost unchanged but have bottomed out
🔸Retail sales decreased by 0.2% in November compared to October
🔸We expect retail sales to start to recover later in 2025 when purchasing power improves further

Detaljhandeln i okt dock något uppåt.
🇸🇪GDP: Weak but early signs of a turnaround
🔸GDP increased in the third quarter but household consumption was unchanged
🔸Housing investments have stopped falling and rose for first time since 2022Q1

Our view of the Riksbank’s decision today! 👇🏼 Refreshing that they clearly departs from previous communication to go from “gradual” to include wording on a possible 50bps cut in the preamble of the press release. We change our call and think they will move faster towards 2%.
🇸🇪Riksbank strikes dovish again
🔸Rate path signals likelihood for bigger steps ahead. Neutral rate estimated at 2.25%
🔸We change our call and now see a 50 bps cut in November

Läs mer i vårt veckobrev 👇🏼

🇸🇪🏡housing prices have moved sideways lately, we expect it will continue that way in the near term as mortgage rates remain fairly high, although they are on the way to decline. The record high supply will also contribute to holding back price growth in the near term.
Housing market remains cautious
🔸Housing prices expected to rise slightly this autumn
🔸Continued imbalance between supply and demand in Sweden as a whole

🏚️🏗️ I behov av helrenovering - Never let a good crisis go to waste!
Läs mer i vår rapport: https://t.co/KEA5uJnjNA

Exciting morning today! The #Riksbank delivered a slightly more dovish decision than expected. "If inflation prospects remain the same, the policy rate can be cut two or three times during the second half of the year." In line with our forecast of three additional cuts in 2024.
🇸🇪Riksbank signals high probability of a rate cut in August
🔸The Riksbank stays on hold but signals two or three cuts this year
🔸 We stick to our forecast of three additional cuts this year, but bring forward the second cut to August

Our Weekly! This week - focus on the 🇸🇪 housing market. Housing prices are on the way up. But price increases are being held back this year by high mortgage rates and a large supply of homes for sale. Also, a few words on long lead times before construction can even start...
Signs of improvement in the housing market
🔸Slightly higher housing prices in the near term
🔸Long lead times are holding back housing construction

The outcome was a bit of a surprise as GDP increased instead of decreased as shown by flash-data. Hh cons. fell as expected though, and given the retail sales data from yday we cont. to expect that hh will hold tight to their wallets. GDP will take off when hh feel more confident
🇸🇪Swedish GDP surprised: Growth in the first quarter
🔸GDP increased by 0.7% in Q1 compared to previous quarter, higher than the flash estimate
🔸Business investments surprised on the upside, while household consumption declined

🇸🇪Household credit growth remains weak, as expected due to high debt servicing expenses. Statistics Sweden's data includes new info on LTV-ratios and rates. Isn't it fascinating that a mortgagor w/ LTV-ratio above 85% only pays 15bp more than a mortgagor w/ LTV-ratio below 50%?
🇸🇪Household spending is still on the weak side. We expect it to remain weak in the months ahead, before it will slowly start to rebound in the H2 this year as household real wage growth improves. Small-ticket items to rebound faster than big-ticket items. For now - weak sales.
