@SacAppraiser It was sold a year ago (likely first sale since original owner). Doesn't look like they tried to flip it? A slightly larger house on larger lot sold for $900k two years ago. I wonder if the nursing home "next door" affects the value?
@rosskay@SacAppraiser@wolfofwolfst How much of this is due to people buying the payment rather than the property? The peak price looks to coincide with the lowest mortgage rates. And since this is Canada, those weren't 30 year mortgages.
@SacAppraiser@rosskay That chart of Toronto doesn't show to-date. It does match the longer term charts published occasionally by Wolf Richter (@wolfofwolfst ), from the same data source.
For me it depends on the location and how difficult the transaction becomes. If it's relatively easy, I much prefer the app/kiosk. At a grocery store, you do have to learn how to look up the produce correctly, whether priced per each or by weight, and if you have any items that requires a cashier (alcohol, some OTC medicine).
@RedLineNewsUSA I have thought for some time, that the Dem ticket will be Beshear-Whitmer. They would attract votes in Southern and swing states, run as moderates, then turn DSA In 2029.
@KevinBriggs1776@MayorBillWells Artificially inflated capital gains and low interest mortgages are bigger problems than property taxes. I know people who can afford their current house, but would lose $$$ to state/fed taxes when they sell, and there are no sub-4% mortgages.
@conorsen Many of these schools have multi-billion $$$ endowments, and will also hit up the alumni and their parents for donations for the rest of their lives.
@SacAppraiser The tax assessor's value is odd. When he purchased it for $3.7M, the assessed value was only $3.2M, and the annual 2% increase was on that. Is there a special $500k exemption for elected officials?
@SacAppraiser It would be interesting to see units of inventory on the same graph (with second y-axis). Because months of inventory changes both with inventory and the frequency of sales, so is magnified on the high side and on the low side.
@BrianRoemmele I think the dinners in the aluminum trays tasted better. Pre-microwave. I remember the taste of the brownie in the meatloaf dinner. I liked when some of the sweet tomato sauce got cooked in the brownie compartment.
@SacAppraiser Do listings differentiate between "true" ADUs (a completely separate structure) and "junior" ADUs that are attached and sometimes lack real kitchens?
@rosskay@SacAppraiser Some of that might be due to the types of mortgages. Canada doesn't have 30 year mortgages, so all those low interest mortgages from 2021 need to be refinanced at much higher rates.
@ConceptualJames A better question is: Will those people who no longer support Trump's policies/actions be swayed by DSA rhetoric and promises of "free stuff"?
@jsolomonReports If the Democrats return to their former winning formula, their candidate will be a Southern governor (Andy Beshear), and the VP will be from a swing state, maybe Whitner.
@OwenGregorian Term limits and balanced budget requirements don't work. California has both. A convention of states would eviscerate the Bill of rights.
