On Building Codes...

While working in an architectural firm, I encountered two occasions where I had to review published building code documents.

The first was a job to inspect a residential development that the embassy of a foreign government planned to lease for its staff. The instruction was to inspect and review the ongoing construction against the International Building Code (IBC) 2012. I had to order a copy of the IBC 2012 from Amazon at the time.

The second was a project for an oil and gas company that requested a gap analysis -that is, to review about 19 of their existing buildings and compare them against current building codes. Since the buildings were old, the applicable standards had changed. Our task was to identify the gaps and recommend how to close them. We were to check against Nigerian, UK, and IBC 2015 standards and apply whichever was most stringent.

I’ve practiced in Abuja for over 17 years, and I consider the FCT building plan approval process the most stringent in Nigeria. Yet, in all that time, I’ve never seen any reference to an actual written building code document during the vetting of plans -beyond the usual anecdotal guidance like “two-thirds of your rooms must be cross-ventilated.”

Building code compliance isn’t our strong suit. Unless an international organization client specifically requests a building code compliance review of your drawings or project, you’ll almost never have a reason to consult a building code document.
