Kenya’s property market stabilized in H2 2025, with minimal price movement across land and housing, according to the BuyRentKenya Property Index.

Prime Nairobi zones such as Kilimani and Westlands saw slight apartment price declines, while buyers increasingly shifted to peri-urban hubs like Juja, Ruiru and Kitengela, drawn by improved infrastructure, larger plots and lower entry prices. Land values remained broadly flat nationwide.
