Buying Land in Ghana: The Mistakes People Keep Making
A man buys land.
He pays the full amount. Receives documents. Starts building.
Six months later another person appears claiming ownership of the same land.
Soon the police are involved.
Lawyers enter the picture. Construction stops.
Years later the land is still in dispute.
This story is extremely common in Ghana.
Most land disputes arise not because land cannot be bought safely, but because buyers make avoidable legal mistakes.
Here are some of the biggest mistakes people make when buying land in Ghana.
1. Buying Land Without Conducting a Lands Commission Search
Many buyers rely only on the documents presented by the seller.
That is risky.
A search at the Lands Commission helps determine:
• whether the seller has registered title • whether the land is already registered to someone else • whether there are existing interests on the land
Skipping this step is one of the most common causes of land disputes.
2. Failing to Verify the Seller’s Authority
In many cases the person selling the land does not have the authority to do so.
For example:
• a family member selling family land without family consent • a caretaker selling land belonging to a stool or family • an individual selling land already sold to another buyer
Always confirm that the seller has legal authority
to transfer the land.
3. Ignoring the Type of Land Ownership
Land in Ghana may belong to:
• stools or skins • families • individuals • the state
Each type of ownership involves different consent and documentation requirements.
Failure to understand this structure often leads to invalid transactions.
4. Not Preparing a Proper Land Sale Agreement
Some buyers pay money and collect documents without signing a proper written agreement.
A written agreement should clearly state:
• the identity of the parties • the description of the land • the purchase price • the obligations of each party
Without a proper agreement, enforcing your rights becomes difficult.
5. Failing to Prepare and Register a Proper Deed
A land transaction must be documented in a deed of conveyance or assignment.
After execution, the deed should be stamped and registered.
Registration protects your interest and provides evidence of ownership.
6. Not Conducting Physical Inspection of the Land
Some buyers pay for land without physically inspecting it.
Important questions should always be answered:
• Is the land already occupied? • Is someone farming on it? • Are there structures or disputes on the land?
Physical inspection helps identify potential conflicts early.
7. Ignoring Due Diligence Before Payment
Payment should never be the first step.
Before money changes hands, buyers should conduct proper legal due diligence, including:
• land searches • verification of ownership • review of documents • confirmation of boundaries
Buying land is one of the most significant investments many people make in their lifetime.
Yet many people rush the process and only investigate after problems arise.
In reality, most land disputes in Ghana could be avoided through proper legal checks before purchase.
Buying land safely is not just about having money.
It is about understanding the law and taking the right steps before committing to the transaction.

1. Pluck some leaves, speak on to it. Rub them in your palm.
2. Continue speaking; afterwards add to your bath water (bucket water) + ada salt.
