@ThHappyHawaiian It’s a tough question to gain conviction on. I believe prices need to and rates need to remain elevated. Just wondering if these prices will actually decrease…have you put thought to this?
@ThHappyHawaiian Meanwhile home ownership has become unattainable for many, especially those that are stuck in this rent inflation. Can’t save up enough to afford down payments. Sad and scary to say the least
Rent rising + availability rising is counterintuitive - more supply leads to lower costs, not high costs in the most simple economic models
As these loans mature, the space will either normalize or go further into nonsensical pricing propping up a bigger correction down the road
The commercial real estate market doesn't make sense right now and in just a few years we’re going to see $1.5tr worth of loans mature

During the last few months banks such as JPMorgan Chase and Wells Fargo have warned that around $1.5 trillion worth of commercial loans nationwide are coming due by the end of 2025 and a lot of companies will struggle to pay or refinance

@ConscriptFrame If they bought pre 2020/21 they’re probably sitting nicely on a low interest mortgage. Prices increased so sharply after 2020 that they’re still far over their initial buy in. Those buyers will sit happy for a while…recent buyers the story is different
