(3/3) Data is bad news for those who declared NY dead but, w/o better policies & investments, it's also troubling for housing affordability! (Btw, Manhattan is still way down from its overcrowded peak of 2.3m people in 1910...but the island still fits 1.7m in just 23 sq. mi!)
(1/3) Thought about crunching the Census numbers for NYC for a blog but this excellent report beat me to it and did a better job!
Interestingly, pre-Census estimates predicted just a 1% pop. increase from 2010-20 for NYC, while the 2020 Census actually showed an 8% increase.
(2/3) Why was the estimate so off? It predicted big net negative migration (more people leaving than arriving) but net migration was actually a bit positive. So the city is (more) crowded: the Bronx, Queens, Staten I., and Brooklyn are all at or exceed their record populations.
