I've decided to self-perform as GC on my first ground up dev project.
7 townhouses, a $3M build.

Please multiple senses.

We get Bostonians and New Yorkers that want more space but can drive to the city 1x/week if necessary.

@_specofdirt 1 - build more wiggle room into the budget to allow me to bring on additional help.
2 - spend more time reviewing schedule with all involved (working on this for the remainder of the project).

Many challenges:
- delays with utility companies.
- sub coordination and communication.
- inexperience with sitework and foundations.
- gaps in budget.
Onward and upward.
This is why I keep buying New England duplexes with 100 year-old wallpaper and knob & tube, despite that each time I close, I want to crawl into a hole.
