Here’s how it went down:
October last year, we closed and started renovating the first unit.
January, we relocated tenants and tackled the second unit.
March, the third unit got a full overhaul.
April, we redid the fourth unit and gave the exterior a serious facelift.
This month, we vacated the final unit and closed with a cash buyer.
Our investors got a steady 7% preferred return throughout, and by the end, they walked away with that 1.5x equity multiple and 72% IRR. All in under a year.

My 1st property in LA was bought while living in NY. I hired a local PM and asked if they could confirm with me before spending larger sums. I feel like it has become taboo to talk about ongoing cap raises here. Unfortunately, I don't care.
We are raising LP capital for our latest investment in Hawthorne. The project has a 5 yr hold and a scheduled refi in yr 2. We will not be taking cash flow until all investor funds are returned.
We try to use real comps from our other properties in the area for expenses and then add contingency on top. We prioritize conservatism in our underwriting.
Projected returns are 2.30x EM and 24.92% IRR.
