A tale of two cities. Building (private housing) approvals for Melbourne and Sydney. When looking at these graphs, think in 4 to 5 year brackets. From approval, a private dwelling takes about that before there is a house for someone to live in. The housing crisis has not peaked for Melbourne.

The peak will be during a state election year and shortly after.

Private sector builds the vast majority of homes for Australians. Public sector does not even get close. It never will.

The Victorian Labor government is going to be confronting a number of significant perfect storms in 2026. Its much anticipated housing and planning reforms wont have the keys available, for a single Victorian earlier than 2030.
