@realEstateTrent You do not lock in forever if you have correct estate planning. You can use other passive losses and can also utilize things like OZ to completely erase gains. You don't have to like a strategy but you also need to be click bait I guess.
@stanfordNYC Imagine being arrogant enough to think you should be able to tell anyone in their life how something SHOULD work. Read the constitution, respect the individual, folks do not need the government making a decision for them, never mind a forced one at that.
@robbiehendricks These are some great insights, we're actually holding steady across the c/b portfolio I own and operate I'm multiple states on collections. Our biggest issue right now is leasing, we are seeing it get softer across multiple markets.

@robbiehendricks Are these being offered at or below replacement cost? If these are markets you are active in and they still don't pencil at existing debt what fundamentals in these markets are you still seeing off?
@robbiehendricks Around 1100 now and under on another 270 at moment. We use a Yale lock that syncs with our camera system and water leak detection devices. The real efficiency is on the staff side however. Think about an A player no longer being limited to one site. You flip the entire leverage.
@LPInvestor I'm in the middle of a few transactions in which the lender is working with current owner operator to swap us in. Not exactly the same but it's interesting none the less
@AmandaMGoetz Raise debt that can be converted to equity, do an interest carry for 12 months to allow cash flow and proof of concept etc. Then can refi with sba funding. Structure like this or many examples can work if the business has the runway.
@jayparsons When you calculate "Boston" is that including southern New Hampshire, Seacoast of Maine etc? If so I can tell you we are still super over heated and under supplied.
