@robprogressive Isn't it potentially worse than that?
NIees 2%, graduate tax 9% and if you have young kids £2k of childcare each
So have 2 kids and your paying 111% marginal tax rate, that is your £1,100 WORSE off
@moving_charlie Social housing should be at market rent with housing benefit type payments to help the poor otherwise you get subsidised rents tothose who don't need it
@BenZaranko a problem I see is most properties wwith 2 beds have tiny rooms, I could cope with less room s if they were the same size but 3 small beds is worth more than 2 large so there arent many
@GlenSmith174927@proptechpioneer Mortgage debt outstanding has declined in real terms, debt service ratio has declined as has Mortgage payments/ FTB take home
All indicative of tightening of lending rather than over lending
@moving_charlie Why are developer donations worse than any other? e.g. why should trade unions be allowed to donate especially when most of their members may vote for different parties
@ClaireCoutinho Jobs are a cost not a benefit it is whether they produce something worthwhile that would be the benefit
Seems many are like the man waving a red flag infront of a moving car actively making the economy worse not just that better uses of their labour would be made when left alone
@CHinchliffMP have you seen the share price of the large builders or seen that SME developers used to produce an extra 100k units /yr
far from driving profits up for many its a question of survival
Labour is going to miss its new build target by >40% which means 600k less homes
@CHinchliffMP Stop using house builders as a cashcow and abandon S106, stop affordable housing requirements, smash planning laws and let builders build
You'd soon surpass your 1.5million
oh and the headline should be 3600 unsold, the rest havent been built yet
@StuartSmudge@johnredwood Whether it was a mistake not replacing them is a separate question of whether to have right to buy which brought home ownership to a couple of million
@johnredwood The current right to buy can involve a transfer of wealth from the buyer to the council NOT the other way round
The "discount" is from a price of an empty property but the property is subject to a regulated tenancy meaning it is worth far less indeed below the discounted price
@moving_charlie The market says we need more housing as prices are high despite lower real mortgage debt acting as a break on those prices
You may think people illogical in their decision to be willing to pay the price they will pay but it is still what they value
SO
more building will help
@alexgroundwater@moving_charlie We should welcome high HP not as a sign of success but as a sign of failure, failure to build enough houses, etc.
Its feedback to do something different and feedback is good
To artificially limit lending is shooting the messenger & tacit admission there's a housing shortage
@alexgroundwater into a variable cost such as replacing S106 requirements with say an enhanced corporate tax rate. This may raise the same but derisks development as builders only pay on profitable developments
