@TheRealEstateG6 Existing stock is mostly pre-war walk up. New construction is retail on ground with 4-6 stories of resi (250+ units). Other projects are being discussed but nothing solid yet.
Idk if that is a plus or minus for existing stock (rising tide or flood of supply/flight 2 quality)

@Nick_Keesee @StudentOfRE Wonder how the pandemic shifts investment..."set-it and forget-it" model (10+ yr lease) are phasing out (except industrial), most RE is becoming more operationally, financially, legally intensive. Do 5-caps make sense on a risk/reward profile? Lot of instnl $ gettin burnd today

@masonnystrom Would imagine there is a way to create the illusion of a secondary market. Are there any good dashboards to track activity? been watching cryptopunks which seem to have the greatest value propostion (like BTC)
